Three scope checks on every walk

The first three things I do on a buy walk, in this order.

  1. Water first.Roof, gutters, grade, under the sinks, ceiling stains, the crawlspace. Water tells you what the listing won't. If it's moving, nothing else on the scope matters until it's stopped.
  2. Systems before finishes.Electrical panel, HVAC, water heater, plumbing supply and drain. Paint and flooring are cheap to price and easy to see. A bad system is expensive and quiet, so price what you can't see before what you can.
  3. Write the scope to the worst thing found, not the best.Every house has one thing that sets the real number. Find it, put it first, and build the budget around it.
